  • FREE market analysis: We will research your home's value and  conduct a visual inspection. Click to see home rental trends.
  • Advertising your home on a dozens of search engines , the Multiple Listing Service, and create a professional Craigslist ads that will be updated two to three times a week.
  • Showing your home when you are at work, away on vacation, or attending a sporting event or concert. We work with numerous Fortune 500 clients. In the last two months, we have placed six executives from Cargill in homes.
  • With owner approval, we take make a home video tour that we provide interested tenants a private link to. This eliminates some of the hassle of vacating your house to accommodate a showing. It also comes in handy for families that are relocating and one of the spouses is still back home and wants to see the house.
  • E-mailing other agents that specialize in renting homes.
  • Conducting a comprehensive background check on prospective tenants that includes;history check, credit rating, job verification, and criminal records and walk you through the results.
  • Investigating whether people are good pet owners. Over 50% of families have pets and many of them would be great renters

  • Documenting the pre-occupancy condition of your home and conducting a post-occupancy evaluation to determine if the cost of any damages need to be deducted from the deposit.
  • Collecting monthly rental payments.
  • Responding to resident repair requests, assessing costs, and managing the service technicians.
  • Providing monthly income and expense statements.Providing a Certificate of Rent Paid to the resident at the end of the year.
  • Driving by periodically and conducting occasional inspections of the property over the duration of the lease.
  • Pay/receive payments online.

: The #2 issue behind a tenant's credit is the damage a renter's pets could cause. Over 50% of the families (thus 50% of the renters) have pets.
